Is HOA Litigation Preventing You From Selling Your Home?

Image
HOA Litigation Doesn’t Have To Stress You Out About Selling Your Home. However, You Need To Play It Right There’s nothing that throws a wrench into your plans to sell your home like lingering HOA litigation. Believe it or not, lawsuits involving  homeowners associations  have prevented thousands of homeowners from selling their homes.  The Community Associations Institute estimates there are 345,000 to 347,000 community associations in the United States as of 2017. Thus, nearly 26.3 million households and roughly 69 million  residents live under homeowners associations. Most HOA litigation stems from unpaid member dues or spats between board members. Litigation can also stem from construction defects from the original developer or a contractor who worked on the project. It’s the litigation over construction that makes lenders and sellers nervous. Top 100 Largest Landowners In US Control 40 Million Acres

Image
Top 100 Largest Landowners Of Private Property Own Roughly 40 Million Acres Equalling 2% Of The Country’s Total Land Bloomberg  is reporting Amazon CEO Jeff Bezos is among the top 100 largest landowners of private property nationwide. The news outlet relied on data compiled by the Land Report. The list of the 100 largest landowners also includes Ted Turner and Stan Kroenke. Kroenke owns the NFL’s Los Angeles Rams among other teams. That rarefied list of the top 100 largest landowners shows they own roughly 40 million acres. This is about 2% of the country’s total land. This also is a jump from a decade ago. In 2009, the top 100 largest landowners had fewer than 30 million acres. Bezos is the founder of Amazon and the world’s wealthiest person. He has acquired about 420,000 acres of land over the last 20 years. However, that also pales in comparison to billionaire and Liberty Media chairman  John Malone’s  2.20 million acres. Harlem Homeowner Sees Mortgage Balloon From $100,000 To $7 Million

Image
Elderly Harlem Homeowner Giselle Allard’s Mortgage Balloons From $100,000 To $7 Million  An elderly Harlem homeowner who owns four Harlem brownstones may end up homeless. All because of the massive debt on one of the properties that ballooned beyond control. What began as a $100,000 mortgage 20 years ago on a dirt-cheap piece of property along a crime-ridden neighborhood has escalated to the most ludicrous of debt at more than $7 million. Now Giselle Allard is being forced to sell at least some of her properties to pay off the astronomical debt. Allard told the Daily News: They want to take over everything I have. It’s sad. I’m in the process of being homeless over a debt that was not addressed properly. At issue is a brownstone Allard bought in 1998 for $135,000 at 50 E. 126 Street. The Harlem homeowner put $35,000 down and reached an agreement directly with the owner, Robert Robinson, to pay the rest, $100,000, over the next 10 years. Read more at MFI-Miami Sh
